Pool Compliance Certificate or Certificate of Non-Compliance $350 | ..click here for more info..
A pool Compliance Certificate or Certificate of Non-Compliance involves our Accredited Certifier inspecting your pool barrier & issuing a pool compliance certificate that is valid for 3 years if the pool barrier is compliant. If the pool barrier is not compliant, we will issue a certificate of non-compliance & identify what needs to be fixed. Once you have fixed the pool barrier, we will reinspect the pool for a fee of $250, and issue a Pool Compliance Certificate. (travel fees apply outside Newcastle suburbs).
Under the new requirements, for properties with a swimming pool or spa pool on and after 29 April 2016, you must ensure the contract for sale includes:
- a valid swimming pool certificate of compliance or a certificate of non-compliance
- a relevant occupation certificate issued within the last 3 years
or - a valid certificate of non-compliance.
From 29 April 2016 onwards, when a residential tenancy agreement is entered into for a property with a swimming pool or spa pool, the landlord or real estate agent must provide the tenant with a copy of the valid certificate of compliance or occupation certificate.

Handover Inspection & Report (Practical Completion Inspection) $500 | ..click here for more info..
The handover report will provide both a detailed written & photographic account of any defects &/or incomplete works found. This report can then be passed onto the Builder before the 13 week defects liability period has expired. The Builder must repair any defects & finish off all incomplete works. The 13 weeks defects liability starts on the date of practical completion.
Benefits of getting a handover report done are:
- Obtaining a list of room by room defects & incomplete works that the Builder must repair/complete.
- Having an independent expert identifying defects & incomplete works that you may not have known about.

Jobs Under Construction Building Inspection & Report $500 per inspection | ..click here for more info..
Jobs Under Construction reports will provide a detailed written & photographic account of each stage of construction. The construction stages, if applicable, are:
- Review of the contract
- Slab inspection
- Footings inspection
- Frame inspection
- Wet area inspection
- Stormwater inspection
- Final inspection
Alternatively, an inspection can be arranged for each time the Builder issues a progress claim tax invoice.
These reports can be passed onto the Builder to rectify any defects found. Benefits of getting Jobs Under Construction reports done are:
